This is a short policy because this is a small business running a simple website. It describes what actually happens, not what a template says usually happens.

What this website collects

Nothing. This site is a set of static pages. It sets no cookies, runs no analytics, embeds no trackers, loads no fonts, scripts, or images from third parties, and has no forms. There is nothing here that identifies you.

Our hosting provider keeps standard server logs, which include the IP address that requested a page. We do not read, analyse, or export those logs for marketing.

If you email us

If you write to colin@wellwoodresidential.com, we keep that message and your address so we can reply and keep a record of our correspondence. That is the only reason we keep it.

Information about properties and owners

In the ordinary course of buying houses, this business keeps records about properties and about the people involved in a possible purchase — for example a property address, public record information, and notes from a conversation. This information comes from public records, from licensed data providers, or directly from the person we spoke to.

• We use it to evaluate properties and to make and follow up on purchase offers.
• We do not sell it, and we do not supply it to third parties for their own marketing.
• We share it only where a purchase requires it — for example with a title company, an attorney, or a buyer taking assignment of a purchase contract — or where the law requires it.

Calls and messages

If we call you, you may ask us not to call again and we will stop. If we ever record a call, we will tell you at the start of that call.

Text messages

We send text messages only to people who have agreed to receive them, and only about the specific property we were already discussing. Consent is given verbally on a call, or by replying to a message we sent, and it is recorded with the date and the property it relates to.

We do not share or sell mobile phone numbers, and we never share text-messaging consent with anyone. No mobile number collected for text messaging is passed to any third party, affiliate, lead buyer, or marketing partner for any purpose.

Message frequency varies and depends on the conversation. It is typically fewer than five messages about any one property. Message and data rates may apply — your mobile carrier, not us, decides what a message costs you.

Reply STOP to any message to stop them. That works immediately and permanently, and you do not have to explain why. STOP, END, QUIT, CANCEL, UNSUBSCRIBE, OPTOUT and REVOKE all work, in any capitalisation. Reply HELP and we will send you our contact details. You can also just tell us on the phone or by email — we will honour that the same way. The first message of any conversation says who we are and how to stop.

Asking us what we hold, or to delete it

Email colin@wellwoodresidential.com and ask. We will tell you what we have about you, and we will delete it on request unless we are required to keep it for a transaction already under contract or by law.

Changes

If this policy changes, the date at the top of this page changes with it.
