No repairs, no cleaning out, no staging, no pre-sale work. We price the house as it stands today, including what it needs.
The owner's timeline
Some owners want to close quickly. Some need time to move, or to settle an estate. We work to the date that suits the owner, not to ours.
Straight answers on price
Every offer we make is backed by recent comparable sales in the same area and an estimate of the work the house needs. We will show our reasoning if asked.
Plainly, so there are no surprises at closing.
- We put the house under a written purchase contract in our own name.
- We may assign that purchase contract to a third party — another buyer in our network — who then completes the purchase, rather than closing in our own name. Where we do that, we are paid a fee for the contract.
- We work with a network of cash buyers. We do not promise that we personally hold the funds to close every purchase, and we will not tell an owner otherwise.
- An owner is entitled to know all of this before signing anything, and it is written into our contracts as well as stated here.

- We do not represent buyers or sellers in a transaction, we do not act for anyone but ourselves, and we owe no fiduciary duty to an owner. Anyone who wants representation should hire their own licensed professional — and we will say so.
- An offer from us is not an appraisal and is not a statement of market value. It is the price this business is willing to pay.
- We do not charge owners any fee, and we never ask an owner for money up front.
